研究构建理论框架，并结合商业用地住房监管政策，分析非正规商业用地住房与正规住宅用地住房子市场的关系。基于北京2011—2020年二手住房微观交易数据，研究发现商业用地住房对住宅用地住房的挤出效应强于互补效应；监管实施后，住宅用地住房供应增加、部分需求回流，房价下降。
